About STR

STR provides short-term rental intelligence for hosts and operators. Our work may include opportunity assessments, market evidence reviews, full intelligence reports, recommendations and related consultancy services.

Opportunity assessments

An Opportunity Assessment is an initial review based on information supplied by you and publicly visible listing or market evidence. It is intended to identify whether there may be a meaningful opportunity for deeper work.

We may decline, limit or stop an assessment where the information is incomplete, the listing is not suitable for review or the request falls outside our scope.

Full Intelligence Reports

Paid reports, implementation support or wider consultancy work will be scoped separately. The scope, deliverables, fees, payment terms and timing should be confirmed in writing before paid work begins.

No guaranteed outcome

Our work is evidence-led and commercially focused, but short-term rental performance is affected by market conditions, platform changes, supply, demand, seasonality, pricing, property quality and host execution.

We do not guarantee rankings, bookings, occupancy, revenue, profitability or platform treatment.

Your responsibilities

• Provide accurate information and context where requested.
• Confirm that you have the right to share any listing, business or property information supplied to us.
• Make your own final decisions about pricing, listing changes, property operations and commercial strategy.
• Comply with laws, regulations, taxes, licences, platform rules and local short-term rental requirements that apply to your property.

Platform independence

STR is independent. Unless expressly stated otherwise, we are not affiliated with Airbnb, AirDNA or any other short-term rental platform, marketplace, data provider or pricing tool. Any references to third-party names are for context only.

Data and evidence

Our analysis may use publicly visible listing information, market evidence, client-provided context and internal STR methods. The availability, accuracy and interpretation of market evidence can change over time.

Intellectual property

Reports and materials prepared for you may be used internally for your short-term rental business. STR retains ownership of its methods, frameworks, analysis structure, templates, know-how and underlying intellectual property unless agreed otherwise in writing.

Confidentiality

We treat client information with care and expect clients to do the same with STR reports, methods and materials. Confidential information should not be shared publicly or with third parties without written permission, unless required by law.

Liability

Nothing in these terms limits liability that cannot legally be limited. To the fullest extent permitted by law, STR is not responsible for indirect losses, lost profits, lost revenue, lost bookings, platform decisions or business interruption arising from use of our website, assessments, reports or recommendations.

Changes

We may update these terms from time to time. The version published on this page is the version that applies when you use the website or engage with STR unless a separate written agreement says otherwise.
